What types of assets does Double Diamond invest in?

We focus on a dual-asset strategy: boutique hotels and private villas in premier global destinations, complemented by investment-grade net lease retail properties. This blend creates both strong appreciation potential and stable, bond-like cash flow.

What are investor funds used for?

Investor capital is allocated to the acquisition, development, and repositioning of boutique hospitality assets, as well as the purchase of net lease retail properties. Funds cover down payments, transaction and legal costs, capital improvements, and reserves to optimize returns and safeguard investor capital.

What is a K-1?

As a partner in the LLC that acquires each property, you will receive a Schedule K-1 annually. This form reports your share of income, losses, and depreciation, allowing you to capture significant tax benefits such as cost segregation and accelerated depreciation

Am I an accredited investor?

An accredited investor is defined by the SEC as someone who meets specific requirements, such as:

Annual income of $200,000 ($300,000 with a spouse) for the past two years with the expectation of the same in the current year, or

Net worth of over $1 million, excluding your primary residence.
Certain entities, trusts, and institutions may also qualify if they meet asset or ownership requirements.

What is a sophisticated investor?

A sophisticated investor is someone who does not meet accredited thresholds but has sufficient knowledge and experience in financial and business matters to evaluate the risks and merits of an investment. In some offerings, sophisticated investors may also participate under SEC guidelines.

How often are distributions made?

We target quarterly distributions, with net lease retail providing predictable income during hospitality development and stabilization phases.

What returns do you target?

We target a blended internal rate of return (IRR) of 12.5–15.2% over a 5–7 year investment horizon, with 8–12% current yield provided by net lease retail during hotel ramp-up.

How long is the investment period?

Our typical hold period is 5–7 years, depending on market conditions and exit opportunities. Multiple exit strategies—such as portfolio sales, REIT conversion, or individual asset sales—help protect capital while optimizing returns.

Can I visit the properties as part of due diligence?

Absolutely. We host investor tours, summits, and private visits so that partners can see our assets firsthand, meet the team, and experience the transformation in real time.
